Location 

Coille a’ Bowen Forest is located 4.5 miles south of the village of Dallas, and approximately 20 miles south of Elgin, in the highly scenic county of Morayshire within Scotland’s Northeast Highlands. The forest is located at the western end of the expansive Dallas Forest Complex, which spans over 1,000 hectares of productive commercial forest.  

Renowned for its favourable climate, fertile growing conditions and exceptional sport, the region also benefits from a well-developed road network that connects the forest with established timber markets.

The town of Elgin serves as the regional hub, offering a comprehensive range of amenities including hotels, restaurants, and retail outlets. Inverness Airport, which provides a selection of international flights, is located within an hour’s drive and Aberdeen Airport is reachable within 90 minutes.

Description 

Coille a’ Bowen Forest, part of the wider Dallas Forest Complex in Morayshire, was established on former moorland over a two-year period between 1985 and 1986, with a productive crop of Sitka spruce grown in a traditional, self-thinning mixture with Lodgepole pine.

The Sitka spruce is growing at an estimated yield class of 12–14 m³/ha/yr, while the Lodgepole pine is estimated to be growing at a yield class of 6-8. Productivity is expected to improve in the next rotation through improved soil aeration, drainage and the use of improved tree stock.

Now, at 41 years of age, the timber crop is approaching maturity and could be considered for harvesting within the next five to ten years. This offers a purchaser the prospect of tax-free income, or the option to allow the crop to continue to grow increasing the volume of harvestable timber.

The stocked area extends to 56.94 hectares in total, and access racks have been cut through the crop for the planned erection of two wind turbines, up to 180m tip height.  Approximately 3 hectares of the crop, along the northern and western edges of the property was damaged by the Dava Moor wildfire last year. This was limited to the periphery and has had no impact on the core forest area.

The commercial and amenity appeal is further enhanced by well-designed areas of open ground and two attractive lochans in the southern part of the forest. The open ground offers excellent deer stalking opportunities, while the lochans add significant visual and sporting appeal and could be stocked with brown trout to enjoy some peaceful fishing.
