Loch Errochty Forest, as the name suggests, is located next to Loch Errochty in a highly scenic area in northern Perthshire. The property is very accessible, situated next to the small settlement of Trinafour just 6 miles east of the A9 trunk road between Perth and Inverness and in a relatively sheltered position overlooking the loch and the Errochty Hydro Electric Dam with access to open water fishing and boating on Loch Errochty.
The forest was planted in 1982 on hill ground as a commercial plantation with mainly Sitka spruce and to a much lesser extent Lodgepole pine, which has been thinned and is now nearing maturity. The last selective thinning operation took place in 2020, thinning most of the forest with the exception of the most mature crop which could be felled.
A Long Term Forest Plan has been approved and the first phase of felling, extending to 10.35 hectares of mature Sitka spruce, could be harvested at any time to take advantage of the high demand for homegrown timber. The entire growing crop was measured in January 2021 and based on the sample plot data there was estimated to be approximately 40,823 m3 of maturing timber, growing at a mean Yield Class of 16 m3/Ha/Year. This volume has increased during the past season’s growth and will accumulate in volume each year until felled. Once felling and replanting takes place the yield class of the second rotation is expected to increase substantially with the use of improved Sitka spruce and better soil conditions.
Few forests of this size come to the market in Perthshire and with the prospect of tax free timber revenue and the opportunity to improve the Yield Class of the next crop, this presents an excellent investment opportunity.
