A rare opportunity to acquire a stunning mixed sporting estate in one of the most accessible locations in the Scottish Highlands.

Corrybrough Estate is a diverse mixed land use sporting estate, set in a spectacular river valley and mountain setting, enjoying excellent communications with Inverness to the north and Perth to the south.

Extending to 1,526.80 hectares (3,772.72 acres), Corrybrough Estate lies to the south-east of the village of Tomatin, which derives its name from the Scottish Gaelic name Tom Aitinn, or Hill of Juniper, with the River Findhorn flowing between and forming the north-west boundary.  The estate comprises predominantly open hill moorland habitat with lower lying fertile agricultural fields and woodland merging with the River Findhorn. The coniferous and broadleaved woodland is scattered across parts of the lower lying fields and slopes of the estate, in close proximity to the river and along the edge of the A9 trunk road.

The principal property is Corrybrough Lodge, a stunning Victorian style shooting Lodge which was extended and completely refurbished by the current owner in 2011 to offer exceptional family and guest accommodation. It is set in a lovely private location overlooking the River Findhorn with some mature mixed policy woodland leading down to an attractive pond at the entrance to the estate. Some estate houses and cottages are also situated nearby, most of which have been refurbished or rebuilt.

The estate is characterised by gentle to moderate sloping ground lying between a series of burns and watercourses that run northwards to the Findhorn. The ground runs from 290m above sea level at its lowest point adjacent to the Findhorn, opposite the Corrybrough Lodge drive entrance, to Carn a’ Choire Mhoir (627m) lying on the north march. Much of the estate comprises a mix of moorland, blanket peatbog, rough and improved grassland and small areas of woodland, which is typical for Inverness-shire. The rough grassland, wet heath and greens fall on the drier slopes whereas the blanket peatbog is found on the higher, flatter, poorly drained to the east of Corrybrough.

Corrybrough offers an excellent variety of sport, with exhilarating driven grouse on the hill, as well as some challenging stalking for red and roe deer. The burns running down from the hill ground provide excellent topography for driven shooting for wild pheasant, partridge and woodcock shooting as they head towards the River Findhorn, which in itself provides salmon and brown trout fishing as it runs north eastwards from its source in the Monadhliath Mountains to the Moray Firth.

As well as the sport it offers, the estate is a rich environmental and ecological habitat supporting a fascinating and varied array of birdlife, wildlife and flora with numerous curlew, plover and other waders successfully nesting on the agricultural inbye and moorland edge. The success of these species is a true testament to the exceptionally high standard of moorland management undertaken by the current owner over their period of ownership. Corrybrough has significant biodiversity value with considerable potential for a variety of conservation and riparian focused projects. These rich natural assets may provide exciting opportunities for natural capital projects.

There are 5 houses and cottages located on the lower ground, in close proximity to the Lodge, providing accommodation for employees and the potential to develop a holiday letting business to provide an additional income stream.

With fertile pasture along the River Findhorn and extensive upland grazing, an in-hand farm supports a commercial flock of 750 blackface breeding ewes, producing quality lamb in a natural environment.
