Location

Boon Wood is situated four miles southeast of the village of Lauder in the Scottish Borders countryside, surrounded by fertile farmland and mixed woodland. The woodland is very accessible by country roads from the A68 and the A6089 south of Lauder.  Lauder provides all local amenities and the city of Edinburgh is only a 50 minute drive to the north, from where there are good onward transport links via rail and air to the rest of the country and further south.

Description

Boon Wood was established in 1981 with a pure crop of Sitka spruce, and the timber crop is now 45 years old and ready to be harvested. The timber crop was measured in April 2022 using sample plots and this survey indicated a total volume of approximately 17,600 m³ growing in Boon Wood at that time. Since then, there have been a further five growing seasons and the timber volume is now expected to be in the region of 19,800 m³ (550 m³ per stocked hectare). This includes the timber in approximately 6.50 hectares of the crop which suffered storm damage during Storm Arwen in November 2021.

Felling permission is in place for 39 hectares until August 2028, providing an excellent opportunity to benefit from tax-free timber revenue. A purchaser could harvest all of the timber crop immediately, or time harvesting to suit market conditions. Once felled, the woodland is due to be restocked with 65% Sitka spruce, 18% Norway spruce, 7% broadleaves and 10% open ground. The use of genetically improved Sitka spruce, combined with the fertile underlying soils, is expected to deliver a higher yield class in the second rotation.
